Below is a list of all the documents you should have ready before applying for a mortgage. By having all of your paperwork ready to go, you can greatly expedite the pre-approval process. We've broken down all the documents you need for pre-approval into different categories for your convenience.

All Applicants:

  • Mortgage Application
  • Photocopy of Driver's License
  • Most recent 2 months' bank statements (please include all pages) for any accounts with funds that will be used towards closing costs

Self-Employment Income:

  • Most recent 2 years' personal AND business tax returns (all pages & schedules)
  • Most recent 2 years' K-1 forms from any business listed on Schedule E
  • Most recent 2 years' W-2 forms (if applicable)
  • Most recent 2 years' 1099 forms (if applicable)

Employed by Others:

  • Most recent 2 years' tax returns (all pages & schedules)
  • Your most recent 2 paystubs (showing YTD earnings)
  • Most recent 2 years' W-2 forms (from all employers)
  • Most recent 2 years' 1099 forms (if applicable)

Retirement Income:

  • Most recent 2 years' tax returns (all pages & schedules)
  • Social Security Award Letter
  • Pension Award Letter
  • Documentation of any IRA or 401k distributions to be used for qualifying
  • Most recent 2 years' 1099's for pension, annuities, social security, etc.

For Any Properties Currently Owned:

  • Most recent mortgage statement
  • Insurance policy declarations showing annual premium
  • Proof of HOA dues (statement or payment coupon)

Other:

  • DD214 & Certificate of Eligibility (for VA loans)
  • Remove any holds or freezes on your credit
  • Documentation for Short Sale, Foreclosure, Deed-in-Lieu, Bankruptcy, Judgement, etc.
